Corporate Holdings Management, Inc. was incorporated in November 1984. The company was established primarily as an investment banking company, with loan syndication as its major service line. In loan syndication, financing packages are arranged for projects, which have been studied and found viable by the Company. When it started in the 1980’s, commercial rates were too high and the Company concentrated on specialized lending facilities for small and medium-scale projects. The Company packaged loans for manufacturing outfits like furniture, garment manufacturers, metal fabricators, container companies, drug manufacturers, agricultural and agri-based projects such as rice mills, poultry and livestock operations and agricultural crop production.
When lending rates became competitive, the Company concentrated on loan syndication and sourcing of equity and quasi-equity for large-scale projects such as high-rise building construction, medium- to high-end townhouse projects and subdivision projects. Through the years, CHMI has established a well-developed business relationship with the major banks and financial institutions in the country. This gives it access to different types of financing facilities that it could make available for its clients.
The CHMI Group’s core business activity is focused on the development of affordable residential projects for the mass market. It aims to deliver high quality homes at affordable prices.
The company started with its real estate development operations in 1987. It initially developed pocket-sized residences within exclusive subdivisions in Parañaque, Las Piñas, Marikina and Quezon City before it ventured into mass housing developments.
CHMI’s property development projects are being undertaken by the following real estate companies:

The Group made it a policy to set-up a separate company for every project for easier and better monitoring.
Although most of the company’s projects are geared towards the low-income segment, it always offers its buyers amenities, features and services that are over and beyond what are required.
One of these features is the inclusion of professional village management services in its subdivisions. With a professional group to handle day to day operations of the village – garbage collection, maintenance of roads, open spaces and other common areas, ensuring well lighted streets among others. Buyers are assured of the village’s character and more importantly, the value of their investment is preserved and possibly enhanced. Although this feature is more common in high-end developments, the company saw the necessity of introducing it to low cost housing because most projects of this type almost instantly turns into unattractive place once the developer turns over the Project.
In addition, it will introduce a solid waste management system in its housing projects to further ensure cleanliness and in its own way assist in the alleviation of the worsening garbage problem.
The company’s housing projects are backed up a by strong management and technical and marketing teams which has gained irreplaceable experience and expertise in the real estate industry.
With the trend in the real estate industry shifting to in-house financing or Contracts To Sell, the company started its Contract To Sell Origination service. It was able to fuse the need of banks that need to boost their consumer-lending portfolio at lesser risks compared to traditional real estate mortgage with developers who wish to liquefy its receivables and augment funds availability.
CHMI provides service to private banks by conducting its own due diligence on both the developers and their buyers. This service coupled with Mr. Gonzales’ exposure in the real estate industry gives banks the guarantee that they are only dealing with legitimate developers with good projects. Through CTS Origination, banks are able to increase its consumer-lending portfolio not only at lesser risks but at lesser costs as well.
CHMI started its CTS Origination services with Maybank Philippines, Inc. in the Year 2000. The company was also engaged by ChinatrustPhils. and Equitable PCIBank as originator for their CTS Financing programs. CHMI has originated more than PhP5.00Billion worth of accounts for its three banking principals.

Chairman and Chief Executive Officer
Mr. Noel S. Gonzales is the Chairman and Chief Executive Officer of the group. He has had successful slints in bank and financial institution involved in investment banking services before he established CHMI in 1984.
Mr. Gonzales has established a name for himself in the banking and real estate industries. He is presently one of the key-officers of the Subdivision and Housing Developer’s Association (SHDA) - the largest organization of real estate developers in the country and is actively coordinating with government agencies in the formulation of housing programs and policies.
President and Chief Operating Officer
Ms. Cheryl R. Chua is the Group’s President and Chief Operating Officer and handles the operations of the real estate companies, the Business Development group and takes charge of the group’s finance division. Ms. Chua has worked with CHMI since its inception.
Executive Vice President
Ms. Romana S. Gonzales is the Executive Vice President and takes charge of the group’s investment banking division with Contract to Sell (CTS) Origination as a core business. Ms. Gonzales has also been part of CHMI since its inception.
